In South Florida, a driveway that looked spotless in spring can be streaked and spotted by the end of summer. Afternoon storms, high humidity and year-round warmth create ideal conditions for mildew, algae and grime. So how often should you clean it?
The short answer
For most South Florida homes, once or twice a year keeps a driveway looking good. Some homes need it more often, and some can go a little longer. It depends on a few things:
- Shade. Driveways under trees or on the north side of a house stay damp longer, and damp concrete grows mildew and algae faster.
- Irrigation. Sprinklers that hit the driveway leave water spots, and well water can leave orange rust stains.
- Traffic. More cars mean more tire marks and drips.
- Surface. Pavers have joints that hold dirt and weeds; plain concrete shows dark staining more evenly.
- Your HOA. Many communities expect driveways to be kept clean and will send a notice when they’re not.
Signs it’s time to clean
- Dark gray or black patches, especially in shaded spots
- Green or slippery areas after rain
- Tire marks where you park
- Orange or brown streaks from sprinklers
- Weeds or dark buildup in paver joints
If your driveway feels slick when it’s wet, don’t wait. Mildew and algae make concrete slippery, and that’s a safety issue as well as a cosmetic one.
Why the rainy season matters
South Florida’s rainy season runs roughly from late spring through fall. That’s when growth on concrete really takes off. Many homeowners like to schedule a cleaning toward the end of the rainy season to remove the summer’s buildup, and another in spring before outdoor gatherings and holidays.
Pressure cleaning vs. a garden hose
Rinsing with a hose removes loose dirt, but it won’t lift mildew or ground-in grime from the pores of the concrete. Pressure cleaning uses much more force to get into the surface. That force also needs to be used carefully — too much pressure held too close can etch concrete or loosen paver joint sand — which is why many homeowners prefer to have it done professionally.
Don’t forget the rest of the hardscape
If the driveway needs it, the walkway, front entry and patio usually do too. Cleaning them at the same time gives the whole property a consistent, cared-for look, and it’s usually more efficient than doing each surface separately.
