Choosing Exterior Paint Colors for a South Florida Home

Strong sun, HOA rules and stucco walls all affect which colors work. A few simple guidelines to help you choose with confidence.

Picking an exterior color is one of the most visible decisions you’ll make for your home. In South Florida, the sun, the climate and often your homeowners association all have a say. Here are a few practical guidelines.

1. Check your HOA first

Many South Florida communities have approved color palettes or require approval before you repaint. Before you fall in love with a color, ask your HOA for its guidelines. It can save you from having to repaint later.

2. Remember how bright the sun is

Colors look lighter and more washed out in strong sunlight than they do on a small paint chip indoors. A color that seems bold in the store may look much softer on your walls at noon. Very dark colors also absorb more heat and can show fading sooner on sunny walls.

3. Test before you commit

Paint a few large sample patches on different sides of the house and look at them in the morning, at midday and in the evening. Stucco texture also changes how a color reads, so test on the actual wall rather than a smooth board if you can.

4. Think in three parts: body, trim and accent

  • Body: the main wall color. Light, warm whites, soft grays, sand and pale tones are common in South Florida for good reason — they stay cooler and suit the light.
  • Trim: window frames, fascia and decorative details. Crisp white trim is classic; a slightly darker or lighter tone than the body is more subtle.
  • Accent: the front door, shutters or an awning. This is where you can have fun with color — a bold door can give a simple house a lot of personality.

A single bold color used in the right place can define a home’s look.

5. Choose the right finish

Flat or low-sheen finishes are common on stucco walls because they hide surface texture and minor imperfections. Satin or semi-gloss is often used on trim and doors because it’s easier to clean. Ask about products made for exterior masonry and stucco in a hot, humid climate.

6. Look at the whole street

Your home should stand out in a good way. Consider the roof color, the pavers or driveway, landscaping and neighboring houses, so the result feels intentional rather than out of place.
