Why Pressure Cleaning Comes Before Exterior Painting

New paint only lasts as long as the surface underneath it. Here’s why cleaning is the first step of every good exterior paint job.

When you’re ready to repaint the outside of your home, it’s tempting to think the job starts with opening a can of paint. In reality, the most important part of an exterior paint job happens before any paint goes on: cleaning and preparing the surface.

Paint needs a clean surface to stick

Exterior walls in South Florida collect dirt, pollen, mildew, salt residue near the coast, and chalky residue from old, sun-faded paint. If new paint is applied over that layer, it bonds to the dirt instead of the wall. The result can be peeling, bubbling or flaking much sooner than you’d expect.

Pressure cleaning removes that layer so the new paint bonds to a sound surface.

Mildew can come right back through

Painting over mildew doesn’t kill it. In a humid climate, it can keep growing under or through the new coat and show up as dark spots. Cleaning it off first is essential.

Cleaning shows you what needs repair

Once walls are clean, it’s much easier to spot cracks in stucco, gaps around windows and doors, and areas where old paint is failing. Those can be addressed during prep so they don’t undermine the new finish.

Let it dry

After cleaning, walls need time to dry thoroughly before painting. How long depends on the weather — sun, humidity and recent rain all play a part. Painting over damp stucco can trap moisture and cause problems later.

The typical order of work

  1. Pressure clean the walls, trim and surrounding surfaces
  2. Allow everything to dry
  3. Make minor repairs and scrape any loose paint
  4. Prime where needed
  5. Apply the finish coats

One company for both steps

Because cleaning and painting go hand in hand, it often makes sense to have the same company handle both. CNC Property Services offers pressure cleaning and interior & exterior painting, so you have one point of contact from the first rinse to the final coat. Request a free quote or call (954) 253-2297.
